What types of insurance should landlords take out?
The landlord is under no obligation to take out insurance for their rental property. However, it is important to bear in mind that, given the rise in rent arrears and the current economic climate, landlords must consider purchasing insurance against rent default. This type of insurance protects landlords, offering peace of mind in the event of tenants failing to pay their rent.
Who is responsible for paying the insurance on a rented property?
In the case of the Landlord Rental Protection policy, which protects the landlord if the tenant stops paying the monthly rent, the landlord pays the premium.
What cover does tenant default insurance provide?
  • Tenant default insurance covers up to 9 months’ worth of unpaid rent, whilst also providing comprehensive legal protection in the event of both civil and criminal disputes, including those relating to property rights or other real rights. Furthermore, it covers legal costs and expert fees relating to claims for damages caused to the property by the tenant or a third party.
  • In addition to cover against rent default, the landlord can take out a home insurance policy for the rented property, covering both the building and its contents.
How long does it take to issue the policy? And how is it sent?
In the case of the Landlord Rental Protection policy, the estimated time is between 5 and 10 minutes, provided that all the requested details are provided and the necessary consents are signed. The policy documentation is then sent by email.
